Roof Repair vs. Replacement After Hail Damage

Full roof replacement is a significant expense, and it's also less universally necessary after a hailstorm than many Colorado homeowners assume. Here's how to think through whether your roof actually needs full replacement or whether targeted repair is the honest answer.

When Repair Is the Right Call

Targeted repair is usually the right answer when damage is limited to specific areas — a section of missing or cracked shingles, isolated hail bruising confirmed by inspection, or damaged flashing without broader structural issues. Most storm-related roof damage we see falls into this category, and a properly done repair restores the roof's protection without the cost and disruption of a full tear-off.

When Replacement Actually Gets Considered

Full replacement becomes the real conversation when hail damage is widespread across most or all of the roof rather than isolated, when the roof was already near the end of its practical service life before the storm, when repeated repairs would cost close to what replacement would (a real threshold, not an automatic trigger), or when decking damage from water intrusion is extensive. Even after significant hail, an inspection-based approach — documenting exactly how much of the roof is actually affected — should drive the decision, not an assumption that any hail event means total replacement.
